Start at the well head

Stand beside almost any outdoor unit around Fort White and you will see a well head and a blue pressure tank within a few yards. Lake City Utilities water stops long before SR 47 gets this far south, and the town of about 620 people, the Three Rivers Estates lots along the Ichetucknee and Santa Fe, and the Santa Fe River Plantations parcels all draw from private wells on the Floridan aquifer.

The water out here is hard, usually iron-heavy, and now and then it smells of sulfur. It never enters the refrigerant circuit, so people assume it is irrelevant to the air conditioner. It is not. Every part of a system that touches water, and every drain line that gets rinsed with it, collects scale: the condensate pump, the trap, the float switch, a whole-house humidifier if there is one, and the pan under the coil. On Fort White addresses we treat those parts as wear items.

Five addresses, one route

Fort White is not one kind of place. On a typical route day we might stop at:

  1. A 1960s block house in town near the SR 47 and US 27 crossroads, on a window unit and a wall furnace, ready for its first central system.
  2. A 1990s stilt house in Three Rivers Estates, raised for the floodplain, with the indoor unit in an upstairs closet and a long drain run that clogs every August.
  3. A weekend cabin on the Santa Fe side, closed up for weeks at a time, with a mildew smell and an oversized unit that short-cycles when the owners are there.
  4. A double-wide on acreage in Santa Fe River Plantations, package unit on the ground, belly duct chewed by something, Clay Electric bill through the roof.
  5. A 2020s site-built home on a cleared lot with a builder-grade system that was never charged quite right and has never had a service visit.

Each one gets a different conversation. The thread through all five is the water and the drive.

River air

The Ichetucknee and the Santa Fe put a layer of humidity over the lot communities that the rest of Columbia County does not have. Dew points near the water run a few degrees higher through the summer, and a house that sits closed between visits soaks it up. Tubing season from late May to early September fills the rentals, and a system that handled a closed house in April gets hit with wet towels, open doors and a full load in June.

We size for this. A unit that is a half-ton too big will cool the air without pulling the water out of it, and the house will feel damp at 74 degrees. On river lots we lean toward properly sized equipment, longer run times, and in some cases a dedicated dehumidifier that works whether the thermostat is calling or not.

The Clay Electric side of the decision

Fort White and the surrounding lots sit in Clay Electric Cooperative territory. The co-op’s Energy Smart program offers a rebate on qualifying heat pumps of at least 15 SEER, paid to the member within a set window after purchase, plus energy-conservation loans for members replacing equipment. We bring the current terms to every Fort White estimate; ask what the program requires of the installer and how Cook’s participates. [[CONFIRM WITH JERRY]] Cook’s can also break a replacement into monthly installments, which some members prefer to a co-op loan.

Storms, limbs and power

Idalia in 2023 and Helene in 2024 both came through this end of the county. Helene dropped limbs onto outdoor units across the lot communities and took power off nearly the whole county for days. Two lessons we carry from that: keep the canopy cut back three feet from the unit, and mount surge protection beside the disconnect, because the surges when co-op power comes back are what kill control boards.

Twenty miles past Lake City, and still on the route

Fort White is about twenty miles south of Lake City on SR 47, which puts it about two hours twenty from Cook’s home street in Palm Coast, Fairmont Lane. We cover it anyway, at any hour, and a 3 a.m. Fort White call is priced like a 3 p.m. one. A family business that installs Lennox and repairs every brand, and the truck carries condensate pumps and float switches for exactly the reason this page opened with.

Fort White questions, from the river lots to town

The river cabin sits empty most weeks. What setting should the thermostat hold when nobody is there?

Cool enough to keep humidity down, not cold. In a closed house near the Ichetucknee, running the system around 78 to 80 with the fan on auto keeps the air moving and the coil drying between cycles. Shutting it off entirely for weeks is how a cabin grows mildew by August.

Three Rivers Estates lots are big and wooded. Does the shade help the outdoor unit?

Shade helps a little on a hot afternoon, but the oaks and pines give back more than they take: pollen, catkins and leaf litter pack the coil, and limbs come down in storms. We’d rather see a unit in partial sun with a clear three feet around it than one tucked under a canopy.

Is Fort White on Clay Electric?

Most of it, yes, along with the lot communities toward the rivers. Clay Electric’s Energy Smart program pays a rebate on qualifying heat pumps and offers conservation loans to members; we go through the current terms at the estimate. Ask how Cook’s participates on the contractor side. [[CONFIRM WITH JERRY]]

You're based on the coast. How far is Fort White really?

Fort White is the far southern end of our Columbia County route, and getting there from Palm Coast is the longest part of the day. We plan it as a route day when we can and run it as an emergency when we have to.
