What the agreement is

A Cook’s maintenance agreement is a standing appointment, twice a year, for a technician to go through the whole system: coil, refrigerant charge, electrical components, drain, blower, thermostat and the heating side. It comes with priority scheduling when calls stack up and a member rate on any repair found along the way. The exact tiers, pricing and full inclusion list are being set by the office. Visit one: before the catkins

Lake City’s spring is a pollen event. Pine pollen and oak catkins start coating cars in late February, and by March an outdoor coil in Mayfair or Summers Ridge can be yellow on every fin. The spring visit cleans it, checks the charge and the capacitor while the load is light, and clears the condensate drain ahead of June’s rain.

Visit two: before the first freeze

The first 32-degree night here typically arrives between late November and mid-December. The fall visit tests the heat pump in heating mode, confirms the defrost cycle and checks that the auxiliary strip heat engages only when it should. Plenty of systems in Columbia County were installed as if the town never froze; this visit corrects that assumption before the bill does.

Why priority scheduling matters from 121 miles out

Cook’s dispatches Lake City from Palm Coast. On a normal week that’s a planned route. On the worst week of July, when every house from Callaway to Watertown calls at once, the agreement decides the order. Members go to the front, which shortens the wait on the day it’s longest.

Hard water, drain pans and the county

Outside city limits most homes draw well water from the Floridan aquifer, heavy with iron and sulfur. That water scales humidifiers and anything else it touches. The visit flushes the drain, checks the float switch and looks at the pan, because a blocked line in a manufactured home’s belly space becomes a leak you don’t see until the floor softens.

The member rate when something fails

If a visit turns up a weak capacitor or a contactor pitted by a lightning-season surge, the repair is quoted at the member rate, and you decide. No part goes in without a price first.

Who signs up in Lake City

Owners of late-1990s and 2000s systems in Callaway, Cypress Landing and Emerald Lakes, where small parts have started failing. Anyone on a well. And anyone who discovered last winter that “emergency heat” had been running for a month.

Reading the agreement

I rent out a house near Florida Gateway College. Can the agreement be in my name while the tenant schedules the visit?

Yes, and that’s the usual arrangement. The owner holds the agreement and approves any repair; the tenant picks the appointment window and lets the technician in.

We're on a well in Columbia City. Does the visit include dealing with scale in the drain line?

Flushing and treating the condensate drain is part of every visit. Where well water feeds a humidifier or has been used to rinse the coil, we also check for mineral buildup on fins and in the pan.

Will the fall visit catch a heat pump that's going to lean on strip heat all winter?

That’s what it’s for. The technician runs the system in heating mode, checks the defrost cycle and watches when the auxiliary heat engages. If it comes on at 50 degrees instead of during a real cold snap, that’s fixed in November, not on the February bill.
