Three eras, three mismatches

Walk Lake City from the center outward and you walk through its building history. The streets around Lake DeSoto and across the older city are 1950s-80s block ranches and frame houses, the median home in the city dating to about 1980. The southwest side, off Callaway Drive and Grandview Street, fills in with 1990s and 2000s two-stories in Callaway, Cypress Landing and Summers Ridge. And the edge, in Forest Cove, Arbor Greene and Hunter Oaks, is new.

Each era arrives at a system replacement with its own mismatch. The block ranch has had its condenser replaced twice and its air handler never, so a modern outdoor unit is pushing refrigerant into a coil from another generation. The Callaway house has a builder-grade pair from 2001 that was marginal on day one and is now leaking at the coil. The Forest Cove house has a brand-new system that the builder’s contractor sized by square footage and that cannot dry the house. Different houses, same conclusion: fix it as a system.

What a matched system fixes that a half-replacement cannot

The efficiency rating on any piece of equipment is a rating for a pair. A new condenser on an old air handler delivers neither the efficiency nor the humidity control it was rated for, and the manufacturer’s extended warranty often will not cover the pairing. A complete system, indoor and outdoor units from the same series with the blower set up for the duct, delivers the number on the quote, is warranted as a whole, and runs the way the engineer intended: long, slow and dry on an inland summer afternoon. It is also the moment when the duct gets fixed, surge protection goes on, and the thermostat gets set for a real winter, because everything is open at once.

Good, better, best, without the model numbers

We quote three tiers on nearly every house. The first is single-stage, reliable and the least expensive, and in this climate the one we recommend least, because it does the poorest job on humidity. The second is two-stage: a low setting for most Lake City hours and a high setting for the 4 p.m. peak, with a variable-speed blower. It is where most Columbia County installs land. The third is variable-speed throughout, the quietest and most efficient, with the longest payback, and the right call for a household that plans to stay fifteen years. Model names change often enough that we leave them off this page; the quote carries them.

Installing into each era: slab, closet, attic

The block ranch: air handler in the garage or a hall closet, condenser on a slab beside the carport. The work is in the duct, which is original flex in a hot attic and leaks at every joint, and in bringing the electrical disconnect and drain up to current practice.

The Callaway two-story: air handler in a closet under the stairs or in the attic, condenser on the side yard a few feet from the neighbor. The work is airflow to the second floor, which usually means a second return and sometimes zoning, and a float switch on an attic unit that sits over finished ceilings.

The Forest Cove build: everything is accessible and new. The work is the load calculation the builder skipped, a right-sized pair that can dry a tight house, and a conversation about ventilation.

Care on well water, under pine trees, through lightning season

A complete system earns its life expectancy with two visits a year: before the May heat and before the first December freeze. Spring is pollen off the outdoor coil and the drain line checked before the June rains. Fall is the heat strips and defrost control verified and the balance point set so the heat pump does not drop into expensive auxiliary heat at 45 degrees. A hard-wired surge protector goes on at install, because Lake City’s summer lightning takes out more control boards than age does. Maintenance agreements cover the schedule; ask for the tiers and inclusions. [[CONFIRM WITH JERRY]]

Whole-system questions from three kinds of house

If the outdoor unit is only five years old, do I really need to replace both?

Not necessarily. A five-year-old condenser can be matched with a new air handler from the same series, and we will quote it that way if the pairing is rated. The replace-both advice applies when the two halves are a decade apart or from incompatible refrigerant generations.

What does a complete system do for my humidity that the old one didn't?

A matched two-stage or variable-speed pair runs long and slow on humid days, which removes far more water than a single-stage unit that blasts and stops. On a Lake City June, that is the difference between 72 and sticky and 76 and comfortable.

Will you handle the permit with the city or the county?

Yes. Inside Lake City the mechanical permit goes through the city; outside it, Columbia County. We pull it, schedule the inspection and leave you the paperwork.

How soon after the quote can the install happen?

Often within days. The equipment is common and the trucks run seven days a week with no weekend surcharge. During the first heat wave of the year, expect a short wait.
