The February bill that starts the conversation

Outside the Lake City limits, most of Columbia County is on Clay Electric Cooperative, and most of it heats with electricity because the gas main stops at the city line. A homeowner in Columbia City or out toward Ellisville opens the February statement and finds a number that belongs in August. Nothing is broken. The house just spent the winter on electric strip heat, either because the old heat pump has quietly stopped doing its share or because the house never had a heat pump at all, only an electric furnace.

That bill is the most common reason people call Cook’s about a heat pump install here. The second most common is the same bill in August from a 1990s unit that still cools, slowly, at a fraction of modern efficiency. Either way, the conversation starts with the statement and ends with a piece of equipment that moves heat instead of making it.

A house in Forest Cove and a shop on US 90 are different installs

Residential

New construction in Forest Cove, Arbor Greene or The Reserve at Jewel Lake gets a heat pump sized from the plans and installed with the duct. Replacements in Callaway or Summers Ridge are changeouts: new condenser and air handler into existing duct, which we test first. Older ranches on the east side and manufactured homes in the county often need duct work in the same visit, and we say so on the estimate instead of discovering it on install day. Access is a garage, a closet or an attic; the condenser sits on a pad.

Commercial

The medical offices around the VA Medical Center, the hotels at the I-75 exits, the shops along US 90 and the service buildings north of town run packaged rooftop heat pumps or larger splits. The install is organized around a crane, a roof curb, a tenant’s hours and sometimes a property manager in another state. Electrical service is three-phase more often than not. Multiple units mean a staged schedule so the building never goes fully without. The equipment is bigger; the attention to the duct and controls is the same.

Commercial changeouts are scheduled around the crane and the tenant's hours. The curb adapter is measured on the first visit so there are no surprises on roof day.

Before, during and after the install

Before. A technician measures the house or building, runs a load calculation, tests the duct’s static pressure and inspects the electrical service. You get a written proposal with two or three Lennox options and the running-cost difference between them in plain language, plus financing options on the new system. Estimates are free. Cook’s pulls the mechanical permit with the City of Lake City or Columbia County depending on the address.

During. The crew recovers the old refrigerant and removes the old equipment. New air handler set, condenser placed on a level pad with clearance for airflow and service, line set replaced or flushed, drain re-run with a float switch, new thermostat, surge protection at both ends. The refrigerant charge is weighed in and verified; airflow is measured at the handler and checked at the registers. On a heat pump, the crew also tests defrost and every stage of auxiliary heat before leaving, because it will be December eventually.

After. Inspection scheduled. Warranty registered in your name. The utility rebate paperwork explained, including who files what: Clay Electric pays members directly, and FPL’s credit runs through enrolled contractors, so ask where Cook’s stands. [[CONFIRM WITH JERRY: rebate filing]] A walk-through on the thermostat, the filter and the drain cleanout, and a date for the first maintenance visit.

Get a Columbia County heat pump sized

How long it takes, by job

Job On-site time Typical lead time after approval
Split heat pump changeout, existing duct in good shape One working day One to two weeks
Changeout plus duct repair or replacement Two days Two weeks
Package heat pump on a manufactured home, with belly duct repair One to two days One to two weeks
New construction, equipment and duct Scheduled with the builder Per the build schedule
Commercial rooftop replacement One day per unit, crane dependent Two to four weeks, equipment dependent
Dual-fuel conversion with existing furnace One day One to two weeks

Lead times stretch in late June and in the first freeze week of December, when every crew in north Florida is busy. Spring and fall are the open seasons, and the old equipment can usually limp through either.

Reading the proposal and the final invoice

A proposal you can’t read is a proposal you shouldn’t sign. Cook’s breaks it down this way:

  • Equipment, by model number, with the SEER2 and HSPF2 ratings next to each option so the efficiency difference is visible.
  • Air handler and coil match. Mismatched equipment is how a 16-SEER condenser runs like a 13. The matched pair is listed.
  • Line set, pad, disconnect, surge protection, thermostat, each a line, so you know what’s new and what’s being reused.
  • Duct work, if any, described by what’s being done and where.
  • Electrical, if the breaker or wire has to change.
  • Permit and inspection.
  • Haul-away and refrigerant recovery.
  • Rebate, shown as what you’ll receive and from whom, since Clay Electric pays the member directly and FPL’s program works through the contractor.
  • Financing terms, on a separate sheet, once you choose an option.

The final invoice matches the proposal unless something changed, and if something changed you were told before it did. There are no after-hours charges on an install that runs late into the evening.

Where the outdoor unit should go in Lake City

Away from the dripline of the oaks and pines, because a limb that came down in Helene or Idalia is the leading reason condensers get crushed in this town. Off the ground on a pad or stand, since summer thunderstorms flood low spots in yards across Columbia County. Three feet of clearance on all sides, with the service side reachable. Not under a bedroom window, for noise. And on a surge-protected circuit, because lightning is the everyday hazard here. The technician walks the yard with you on the estimate visit and marks the spot, so the crew isn’t deciding on the morning of the install.

Before you sign: Lake City heat pump install questions

What incentives are actually available on a new heat pump right now?

Clay Electric’s Energy Smart program pays co-op members a rebate on a qualifying heat pump of at least 15 SEER, plus energy-conservation loans. FPL offers an A/C rebate on qualifying SEER2 15.2-plus systems installed through contractors enrolled in its program, and whether Cook’s is enrolled is something we’ll confirm [[CONFIRM WITH JERRY]]. The 25C credit lapsed when 2025 ended and nothing installed since qualifies, so don’t count it.

My old unit rattles the bedroom window. Will the new one be quieter?

Noticeably. Current Lennox heat pumps run far quieter than anything from the 2000s, and the install includes a level pad, isolation under the unit and a line set that isn’t strapped to the bedroom wall stud.

After I accept the proposal, how fast can the install happen?

Usually within a week or two, faster if the equipment is in stock and the permit is routine. Late June and the first freeze week are the slow points. If you’re without heating or cooling, say so and we’ll prioritize it.

Can a heat pump replace the propane furnace, or do I need both?

In Lake City a properly sized heat pump with electric backup carries most homes alone. If you already have a working propane furnace, a dual-fuel setup that uses it only on the coldest nights can be the cheapest to run. We’ll price both.
